My roommates & I unfortunately had the most unpleasant experience with Jamie while viewing one of the properties she was managing for rent. During the open house, she was dismissive of our questions and honestly seemed annoyed that we were even there. Since the house we were interested in is located in a guarded community, we asked about the guest parking policy. To which Jamie responded with, “I don’t know, ask HOA”. Afterward, we asked her about landscaping since we saw that a gardener is included in the rent, to which she responded, “You guys have to water the plants and sweep the front of course, you can’t leave it dirty”. I’m not sure if there was a miscommunication due to a language barrier or if she truly thought we were incapable of keeping the house clean, but she then later followed up with an email asking if we were planning on hiring a housecleaner/details about how we upkeep our current apartment. Her demeanor and attitude towards us felt like a microaggression towards us due to our age, despite all of us being working professionals. Despite this, we still liked the house enough to apply and provided Jamie with all of the supplemental paperwork she had requested. Afterward, she then informed us that the minimum lease for the house is 2 years, despite it being listed on Zillow as only 1 year. I pointed this out to her and she stated that it was a mistake and that a 1-year lease would be too expensive for her due to the move-out costs. She then quickly changed the listing on Zillow to a 2-year lease minimum. Lease minimums are a crucial decisive piece of information when deciding on where to live and disappointment would be an understatement of how we all felt. I then asked her if she would refund us the application fee due to the misrepresentation of the minimum lease, to which she responded, “You can use the same application anywhere. Not only belong to this home only. Therefore, I do not need to return the application fees”. This is not true since not all landlords use RentSpree and RentSpree requires you to pay an additional $15 if you want to be able to reuse your application on their platform for 30 days. I hoped that she would have acted in good faith due to her mistake, but the whole situation felt like a bait-and-switch tactic. Overall, I would not recommend working with Jamie. The housing market is already competitive and stressful as is. You want a realtor who supports and guides you, not make the process even more convoluted.
My wife and I recently worked with Jamie in selling our property in Irvine. She and her team put in a lot of time and hard work in preparing our home for listing and selling it. She was very good at keeping us updated after every Open House and every step of the way. We are very pleased with the outcome. We highly recommend Jamie!
Make sure you document and capture all the property details and notes before you tour a rental listing from them. A property was listed as a minimum 1 year rental, then AFTER applying - baits and switches needing a 2 year rental commitment. They then admitted that it was THEIR mistake AFTER we applied. Refuses to give application refunds for false advertising. It seems from previous reviews that this isn't the first time they've miscommunicated and treated their clients unprofessionally. Other properties that we have toured have been 100% accurate and true to their listing and have never experienced this issue until today.
We bought a house in Lakewood from Jamie Yiang and her team. They lied to us and never disclosed the facts about solar system, we found out afterwards solar lease plan can not be cancelled under any circumstances. Solar company said buy out option is only available otherwise 20 year term is in place. They bought the house as foreclosed for a very low price in October 2020, and without doing any major renovation sold it for $270K over the purchased price. We only found out some of the major problems during the home inspection, they never disclosed other issues and kept pushing to close the escrow as they lost their only offer after being in the market for 35 days and no back-up offer. We are very unhappy about this deal and their unprofessional manner, strongly recommend to stay away from her business and her team if found them as listing agent.
